$300 Million Bank “Transitional” Loan Portfolio

Lead portfolio management for group of construction and other transitional loans of mixed asset types. Oversight of all loan monitoring, reporting, analysis and administration.

Modification/Restructuring 
$110 Million Loan

Headed entire loan transaction team (underwriting, closing, and integration into servicing) for multi-phased pre-development land loan, which required addressing issues such as zoning, environmental, and master development approvals and milestones.

Management Consulting
Multi-National Private Equity Debt Fund - $5+ billion AUM

Analyzed company operations and loan portfolio, with findings and recommendations presented to senior management, including: (i) construction of a company-wide, asset management vertical, (ii) methods and timelines for implementation (including staffing), (iii) new organizational structure chart, (iv) new work flow/process chart, and (v) “best practices”.

Transaction Management
Privately-held owner – 50,000 SF Lease

Led negotiation, structuring  and financing of lease with metropolitan city, Homeland Security and multiple other governmental agencies, including use of historical tax credits, coordination of complex build-out, and financing of tenant improvements.

Management Consulting
Privately-held Owner - $4+ Billion of Real Estate, 6+ Million SF of Urban, Mixed Use Properties

Evaluate and prescribed solutions for the company’s asset management, operations, leasing, property management, finance/capital markets, and personnel.

CMBS Restructuring
$475 Million CMBS Loan; Bankrupt Borrower - 32 Properties, 5 States

Restructured debt, and created path to attract new equity, and new operational business plan to facilitate return of the loan and properties to performing status.

Repositioned debt on a 5-story office building encumbered by a master lease to enable elimination of lessee, and provide a path to sell the building.
